At Bite-size Construction, we specialize in interior commercial construction and tenant improvement projects that take no more than eight weeks to complete. Our goal is to make the construction process seamless for our clients, guiding them through the process from start to finish in four project phases.
WE HANDLE ALL THE PHASES OF YOUR JOB – FROM DISCOVERY TO DELIVERY!
Discovery
This phase is about understanding and setting expectations, as well as discussing projected timelines, job challenges, and construction requirements.
· Will you need a building permit?
· Will you need an architect?
· What is our proposed timeframe for construction, and does it align with your expectations for completion?
During the Discovery Phase, we will also complete a rough sketch of the work to be completed; check electrical, plumbing and HVAC systems to determine capacity and missing infrastructure needs; and discuss the desired quality of finish materials. This ensures that we can give you a straightforward, realistic expectation of the job before we get started.
Planning
In Planning, we will complete a finished set of agreed upon construction drawings that will serve as our scope of work during the Construction Phase. We will:
· Assist you with obtaining architectural drawings, if needed for a building permit;
· Build a complete project bid with finished architectural drawings, and gather subcontractor estimates as needed/required; and
· Assemble a final bid and project budget range for your approval.
Once the final bid is signed, we can go to work.
Construction
It doesn’t get any more straightforward than this. We will complete the project as outlined and approved. We submit two to four progress payment invoices, depending on the size of the project. Each payment is tied to a specific set of completion requirements as outlined in the final bid.
Delivery
Upon completion, we will leave no trace that construction has occurred. We strongly believe that the quality of our work is measured solely by our client’s satisfaction with it. We will make a complete in-person walkthrough of the project with you before a final invoice is submitted.
